CONSTRUCTION LOGISTICS AND MITIGATION
The development and implementation of an effective Construction Logistics Plan that defines limits of work, construction barrier locations, access routes, work hours, etc., for the various phases of the project are essential to a well-coordinated construction approach.
PERMITTING AND APPROVAL PROCESS
Having a well-managed permitting and approvals process greatly facilitates and streamlines project execution, and ensures that the project is delivered in compliance with all necessary codes, regulations and local ordinance requirements.
W.T. Rich Company is a "Builder". Our organization is comprised of construction professionals, tradespeople, and engineers that understand construction from a technical and practical perspective. We bring that knowledge to bear on the effective management of a project's technical requirements.
SUBCONTRACTOR MANAGEMENT AND COORDINATION
Subcontractor performance ultimately drives project performance. Each subcontractor must proactively manage their role on the project to ensure availability of manpower, materials, and equipment for on-time, high-quality execution of their work. W.T. Rich plays a proactive role in ensuring that subcontractors successfully fulfill all contract responsibilities.
W.T. Rich Company utilizes Primavera Project Planner P6 software to create and maintain Critical Path Method (CPM) schedules throughout the course of the entire project. Our CPM schedules form an integral part of how we manage, coordinate and control our project's.
W.T. Rich Company possesses direct working experience across a range of relevant MEP technologies. We bring that experience to each project to ensure the design intent and required performance standards are consistently and fully achieved for all MEP systems. Identifying and resolving MEP coordination issues prior to fabrication and installation is essential to keeping the project on schedule and on budget. W.T. Rich utilizes 3D Building Information Modeling (BIM) to ensure the proper coordination of new MEP systems and equipment.
W.T. Rich continues to play a vital budget-management role throughout the life of our projects. This includes an aggressive buyout of contracts awarded after GMP, managing allowance spending, avoiding or minimizing change orders, proper cash flow management, and risk mitigation.
COMPLETION AND TURNOVER
W.T. Rich maintains a formal program for the completion and turnover of a project to the owner.
